Southern California Winter Weather Property Preping

Southern Cali is known for its mild winters and little rain making it a nice winter. However, there are rainy seasons on the horizon. What does that mean for property owners????

Our rainy season is usually mild compared to other states of the union, but rain is rain and it has its way of getting into places that can destroy the integrity of a property. Here are 5 key areas to consider taking time to inspect and protect:

1. Roof: The main structure that helps protect the entire structure. Have an inspection done. Check for cracks, missing tiles, debris, and tree branches.

   1. Cut back all branches away from the roof and structure.

   2. Clean out gutters and remove debris.

   3. Wash down the roof and check for leaks; Take a moment to give it a coat of roof paint to help seal any tiny cracks and extend the life of the roof, especially a flat roof.

   4. Seal and replace broken and missing tiles.

2. Windows and Doors: Even if you don't get snow, make sure your windows seal properly when closed so water does not come in.

   1. Keep internal temperatures between 70-75 degrees F. For those older homes built without insulation can create water build up on the walls creating mold. If you have older windows that create water build up due to internal/external temperatures, wipe down daily.

   2. Check your exterior doors for damaged or missing seals. Replace those seals to keep the cold from coming in.

   3. Window & Door Trims: Sand any flaking paint and paint with a couple of coast.

   4. Window seals should also be checked and replaced if needed.

3. Heaters/Furnaces: If you haven't already done this as soon as it started to get cold; Have it serviced.

   1. Wall heaters needs cleaning at least once a year.

   2. Replace filters for the newer HVAC systems.

4. Exterior paint is important especially if there is wood siding, fascia boards that have worn paint. Keeping those little touches will maintain and in some cases increase value overtime.

5. Lastly, make sure you have gutters, down spouts and/or ways to deter the water flow away from your property's structure. Standing water around the foundation of your home is only inviting problems, like titled floors, cracks around doorways and windows. Signs of sinking foundations and possible cracks.
